Hands over project to state-run Chhattisgarh Housing Board for failing to develop

The Real Estate Regulatory Authority (RERA) in Chhattisgarh has passed an order to hand over the private housing project ‘City of Valencia’ located in Nardaha to Chhattisgarh Housing Board in the interest of plot allottees.

The action came following builder Aftab Siddiqui reluctance to develop the project and provide basic facilities like road, electricity, water, sewerage as promised in the brochure. The builder had prepared a housing project of 1072 plots in Nardaha in 2010 at the outskirts of the state capital. Based on the attractive brochure, he sold 691 plots and collected over Rs 41 crore.

Instead of investing the money to develop the project, the promoter diverted it to other heads. The project was supposed to be completed by 2015, but even after 6 years of completion, no development work has been done on the project.

Chhattisgarh RERA President Vivek Dhand said 130 allottees of the City of Valencia, located in Narada, Raipur, filed a complaint in 2019 underlining that the development work of the project was not completed. During the hearing, it came to light that the promoter of the project Aftab Siddique Naya Para, Raipur had obtained development permission in the year 2010 to construct a fully equipped residential colony with a total 1072 plots.

After hearing the matter, the authority decided to hand over the project to the Chhattisgarh Housing Board in the interest of the plot allottees, Dhand said. Chhattisgarh Housing Board would now take ownership of this project and submit the action plan for the development of basic facilities there within two months to RERA. In the order passed, the Raipur Collector has been asked to take necessary action for the transfer of the project and land to the Chhattisgarh Housing Board, which has been authorized to complete all the formalities.
