The Chhatrapati Shivaji Maharaj Terminus (CSMT) in Mumbai would be redeveloped to provide additional space and also revenue to the railways.
The Indian Railway Stations Development Corporation (IRSDC) had invited request for Qualification (RFQ) for the redevelopment of Chhatrapati Shivaji Maharaj Terminus (Mumbai) on public private partnership (PPP).
The pre bid conference is scheduled to take place on September 22 while the application due date is October 22, 2020.
The entire bidding procedure is a two-stage bidding process consisting of RFQ and Request for Proposal (RFP). The selected bidder at the RFP stage shall take up the redevelopment of the Railway station and commercial development of the surrounding railway land.
It would be on leasehold basis upto 60 years for commercial development and upto 99 years for residential development on selected plots, along with operation and maintenance of the station for 60 years on concession basis.
The redevelopment plan is likely to provide the Railways an area of 28 lakh square feet to exploit commercially. The estimated cost of the land alone is around Rs 3,500 crore.
The design would give CSMT a world-class station look while restoring its heritage charm. But the heritage structures at CSMT would not be altered. The height of the buildings will not be changed keeping in mind the heritage and UNESCO regulations applicable to the site. CSMT is the only station under the Railways that finds itself in the heritage grade I list.
The redeveloped station would have around a dozen restaurants, coffee shops and retail outlets.
