A dream township to provide the “beauty” of Goa in Patna has failed to cherish.
For, the Real Estates Regulatory Authority (RERA) today found the entire project to be a fraud and cautioned people against investing in the project, which was scheduled for launch here on Saturday in presence of the Deputy Chief Minister, Ms Renu Devi besides half a dozen ministers, MPs and Bhojpuri film stars.
Promoters had promised free gold coins and 10 per cent rebate on the flat prices. Pallavi Raj Constructions, the promoter of the project, had issued full front-page advertisements in the Patna dailies promising Sea beaches in the colony. They also quoted the RERA approval number that was found to be another fraud.
RERA on Friday approached the Senior SP of Patna and officer-in-charge of Rupaspur police station to initiate legal action against the promoters and ensure innocent people were not cheated.
According to R B Sinha, a member of the RERA, promoters violated the provisions of the section 3 of the Real Estates Act by misleading the people through false advertisements for sale bookings. The Pallavi Raj Constructions is not yet registered with the RERA and gave false claim of RERA number in the advertisements. “Company falsely claimed approval by RERA,” Sinha said, adding that in an apparent bid to dupe the customers, the company claimed approval by RERA.
Sinha said people should not fall prey to such advertisements. RERA took suo motu cognizance and issued notices to the promoters for violation of RERA regulations and asked the police to ensure no innocent person was cheated by the promoters.
Sinha said violation of the Act shall be punishable with imprisonment for a term upto three years and fine of ten per cent of the total project cost.
RERA directed the promoters to immediately stop advertising, marketing, booking or offering for selling or inviting to purchase any apartment, building or plot.
Rupaspur on Patna-Danapur road is a new developing residential and commercial colony in the state capital and close to Danapur and Pataliputra railway stations and Patna airport. For the first time, the promoters took half a dozen ministers, MPs and MLAs for a ride to attract investors to their project. Deputy Chief Minister Renu Devi announced she would not attend the inauguration event of the project on Saturday as claimed by the promoters.
